We believe in clear, honest pricing—no hidden costs, no legal jargon, and no unpleasant surprises.

We are regulated by the Council for Licensed Conveyancers (CLC), which means we’re required to publish transparent information about our prices and services. That’s not just a tick-box for us—it’s how we work anyway.


Our Fees

All transactions are different and we tailor our estimate to your circumstances and the circumstances of your transaction. We have included a general idea of the costs for a typical standard transaction below.

In addition to the costs above, we charge:

  • £25 + VAT per person per transaction for identity checks
  • £39 + VAT for each payment we need to make from our Client Account. There will always be at least one, but we recommend budgeting for two per transaction.

For purchase transactions, we charge £350 + VAT for ordering and reporting on the searches. This includes a local search, drainage search, environmental search and planning search. 

Coal searches are charged at £65 + VAT if required.


What’s Included

Your estimate covers the cost of a standard legal process including:

  • Preparing or reviewing and reporting on title documents, searches, and contracts

  • Checking mortgage offers and acting for your lender

  • Managing enquiries and correspondence with agents, brokers and solicitors

  • Preparing the final report and handling exchange/completion

  • Registering your ownership with HM Land Registry

  • Submitting SDLT returns (if applicable)


Timeframes

Most transactions take 12 to 16 weeks from instruction to completion. However, timeframes depend on many factors, including:

  • The speed of responses from other parties in the chain

  • Mortgage readiness

  • Search turnaround times (some local authorities can take several weeks)

  • Whether it’s a leasehold or shared ownership property

We’ll keep you updated throughout. No chasing required—we’ll tell you what’s happening, when it’s happening.

Disbursements (Third-Party Costs)

These are costs we pay to others on your behalf – things like:
